My Mood: Points: 61,373.97 Bank: 42,199,873.85 Total Points: 42,261,247.83 | More house stuff So we're removing the "conditional upon sale of our home" condition from our offer on the other house today. Not because we've sold, but because it was time sensitive and we have until 6pm today to remove it or let the house go. No biggie. We want the house and knew this might happen.
We got an offer yesterday. On the plus side, it has no conditions at all and the guy is fine with our timeline for posession. However, he has come in at a full $15000 under our asking price. Not a big deal on a pricier home, but we're only asking just under $130000 for this place. We simply cannot afford to take his offer. He claims it's firm, but our realtor thinks he's bluffing. We're calling his bluff with a non-negotiable counter offer. Take it or leave it. We're willing to wait for a real offer, instead of this insult. Not one realtor who has been through has said that the price is too high. In fact, most have said that ours is the nicest they've seen in this price range and that it is very well priced. So either this guy is blowing smoke or he's deluded.

There are a couple problems with selling, the longer it stays on the market, the lower you will get. People often wonder 'why' has is been on so long. Another thing is'if' you don't get an offer soon, bye the time you close on the one your purchasing and move in, how long are you willing to pay for 2 mortgages?
I would say you may have a good 6 weeks to get a offer that you want but after that you may have to drop it by a bit so that you won't be stuck with everything X2.

Many who have come through are first time buyers who are taking their time making a short list of homes that they want to see again. Heck, it took us 2 weeks to go back to the house that we bought and then make an offer again.

My Mood: Points: 61,373.97 Bank: 42,199,873.85 Total Points: 42,261,247.83 | UPDATE - Well, it's what we figured, pretty much. We thought he'd walk. Instead he wanted his realtor to let us know that he wasn't changing his offer. I don't know what kind of game he's playing, but we're done. He did say that he'd look around some more and then come back to our house if he found nothing else. That's nice. He has our firm counter offer. We're not negotiating. Even his realtor is p*ssed with him for wasting everyone's time, hers included.
Oh, and hubby had to work today (first Saturday that I can remember in a long time) and may not be home until around bedtime. I'm in a pretty sad place today.
